I want to wish all of you and your family a very Happy Thanksgiving! Thanksgiving is a great time to reflect and give thanks to our Lord, and Savior, Jesus Christ! I want to thank my wonderful wife, April, for all she does for our family. With two children under six, life can get stressful around the house. She handles everything with such grace and patience! I also want to thank my two awesome children for the joy that they have brought to April and I. We don’t quite thank them enough! I want to thank my parents for their sacrifice. No one does football like Berkeley County does football. So it is coming to the end of the season, how did your team fare?

Berkeley: For all those Berkeley Stag fans the season is just getting started. The Berkeley Stags edged the visiting Greenwood Eagles (Greenwood, SC), 13-9 in Friday’s non-league bout. In their next game, the Stags face the Goose Creek Gators (Goose Creek, SC) in a non-league bout, on Friday, November 27. Berkeley will attempt to move on its 12-1 season record. The Gators enter the bout with a 10-3 record after their 35-21 non-league win over North Augusta (North Augusta, SC).

Cane Bay: The newcomers Cane Bay Cobras are still trying to find themselves. They end the season with a 5-7 record. The freshman and sophomore only school is taking on a live on its own and tackling veteran teams such as Cross with a 30-6 win and Bishop England with a 23-13 defeat.

Goose Creek: The Gators have had a great season so far with a 10-3 record thus far, they are set to take on The Berkeley Stags this coming Friday in the play-off semi-finals. The Gators are coming off a 35-21 defeat over North Augusta.

Strafford: The Knights ended their 7-5 season two weeks ago with a fall to Gaffney (0-31).

Hanahan: The Hanahan Hawks closed their 2009 season on Nov. 6 with a lose to Dillion (0-37) and a 5-6 record.

St. John’s Christian Academy: The SJCA Cavaliers fared pretty well for their second season on eleven-man football with an 8-4 season record.

If you thinking about buying a home, Drew Sineath & Associates would like to assist you in your purchase. The first step in buying a home is getting pre qualified for a loan. There are four types of financing available to home buyers in Charleston SC: VA, FHA, Conventional, and USDA.

VA financing is available only to eligible Veterans. However, you do not have to be a Veteran to assume a VA loan. The benefits to using VA financing would be 100% financing meaning that there is no down payment required, the funding fee is less expensive that most mortgages, and it is usually easier to qualify for VA over some other types of financing. In today’s market the minimum credit score for VA is around 620 to 640. Click here to learn more about VA loans.

FHA financing is available to all home buyers, offers benefits of low down payments (min. 3.5%) and is a little easier to qualify for than Conventional financing. The minimum credit score for FHA is around 620 to 640. Click here to learn more about FHA guidelines.

Both VA and FHA have specific appraisal guidelines that are more strict than a Conventional loan.

Conventional financingis also available to all home buyers. Generally the mortgage insurance is less expensive than on FHA, however, with similar down payments (min. 5%), the guidelines to qualify for Conventional financing are more rigid. The guidelines for qualification do become less rigid with 10% or more down payments. The minimum credit score for a Conventional loan is 700.

Buyers with 20% or more down payments for Conventional loans will not be required to purchase mortgage insurance (PMI). For these buyers, conventional is almost always beneficial due to this savings.

USDA loans stand alone as the only zero money down program available to borrowers that have not served in the military. Eligible borrowers will be hard pressed to find a loan program that offers more favorable terms. USDA allows up to 102% financing but there are income limitations. Click here to see if your income qualifies.With USDA loans, not only do the borrowers have to qualify, but the homes must qualify as well. Homes have to be in what is considered as a “Rural Area”. As the holidays approach, the need for community outreach grows even more prominent. If the lord is touching your heart this season and you would like to help those in need, Without Walls Ministry provides you many opportunities to get involved. This Charleston SC based ministry is a non-profit organization that partners with local churches, humanitarian groups, businesses and civic organizations to meet the needs of impoverished families right here in our backyard.

Charleston’s inner-city pastor, Gordon Cashwell, founded the Without Walls Ministry with this vision ”An outreach center for the city of Charleston- bringing churches together to go out to the highways and byways. A multiplying network of “3- B” (Bus, Block and Bible Study) preaching points in the city of Charleston with a ministry in every neighborhood in the city of Charleston. “

Without Walls Ministry offers you a way to reach out to the poor and the hurting in our city and show the love of Jesus through community outreach:

• They reach out to the poor neighborhoods on 2nd and 4th Saturday’s of the month by praying, addressing physical needs, building relationships, sharing Jesus.  If you would like to volunteer in your community on one or more Saturday’s simply show up at the WOW Outreach Center at 9am ready to bless someone or volunteer online.

• Thanksgiving Banquet In The Park (more info) To Feed The Poor and Homeless of the inner-city of Charleston, SC on Thanksgiving Day (November 26th).  We need volunteers to not only come and serve on the day of the outreach, but also cook food to bring for the dinner.  Interested, volunteer online and report to the Hampton Park at 8am on Thanksgiving morning to serve.  To help pay for the outreach you can also donate online as God leads.  We are putting on a banquet and inviting the poor, the crippled, the lame, the blind. (Luke 14:13)  

• Christmas in the Park for Needy Children (more info) on Saturday December 12th to warm a child’s heart and share the Christmas story.  Volunteers are needed to serve on the day of the outreach and also pack gift filled shoeboxes for kid s from 1 to 13 years old.  If interested, volunteer onlineand report to Hampton Park at 8am on Saturday Dec. 12th.   Volunteers are needed to pack shoeboxes on Thursday December 10th from 6pm to 9pm at WOW Outreach Center (map).  To help pay for the outreach you can also donate online as God leads.  …Suffer the little children to come unto Me, and forbid them not: for of such is the kingdom of God”  (Mark 10:13-14)

• As we go into the winter season the need is great for warm clothing for those whom are homeless or near homeless.  The Without Walls Ministry is always in need of blankets, coats, hats and gloves, shoes, and new socks and underwear for men and women.  We also have a great need for Hope-In-Action hygiene kits that are given out to those whom live on the streets.  Homeless or near homeless people often go without the basic necessities most Americans take for granted.  You can find more information at Hope-In-Action.   Clothing and hygiene kits can be dropped off at the WOW Outreach Centerfrom 9am to 4pm Tuesday thru Friday.
