 Helping Hands of Goose Creek

Helping Hands of Goose CreekHelping Hands of Goose Creek is a local food pantry governed by a Board of Directors made up of members from supporting churches and other organizations.  HHGC is a Trident United Way Funded Partner and works in close cooperation with the Goose Creek Clergy Association to serve the spiritual and temporal needs of the residents of South Berkeley County, SC. HHGC opened a food pantry in 1989 to distribute emergency food to families in crisis situations.  Our center has been in continuous operation since.  Services have varied and numerous special assistance projects have been accomplished during our years of operation.  Food distribution, however, remains the primary focus of the organization.

Random thoughts on the $8,000 federal tax credit for first-time buyers

Monday, October 12th, 2009

Want to know if the $8,000 federal tax credit for first-time buyers is going to be extended? So do we! Members of the House and the Senate have proposed more than 20 bills to extend and/or expand the credit. Stats from varies sources have determined that the current bill, which is set to expire December 1, 2009, has sparked 350,000-400,000 sales. The credit has also affected inventory. Experts say in a normal market, the optimal housing inventory is about six to seven months. This is the length of time that it would take all of the homes to sell if no new listings were placed on the market. (We, in the real estate business, also refer to this as the absorption rate). When the tax credit was enacted in February, inventory nationwide averaged about nine months. However, inventory declined to around eight months in August, closer to normal than at any time since 2007. Real estate industry statistics suggest that approximately 1.8 million people are expected to receive the credit. Some critics of the current stimulus say that as many as 85% of these buyers would have purchased homes despite the incentive of the $8,000 tax credit. If this figure is accurate, then the more than $15 billion spent on this stimulus would not have been worth it.

One of the current versions of the new proposal would increase the tax credit to $15,000 and be extended to all home buyers not just first-time buyers. I have written in the past, after listening to current National Association of REALTORS ® president Charles McMillan speak, that NAR does not support the increase to $15,000. NAR does currently support the extension to all home buyers. The idea behind the credit would not only entice people to buy who would otherwise not buy a home but who would then go out and buy furnishings for the home. This would help stimulate the overall economy.

Last week, there was a proposal to extend the tax credit to military who served more than 3 months overseas during 2009.

I am personally torn on this issue. While I enjoy seeing the spark in home buying because of the incentive, I am not looking forward to leveraging my children and grandchildren’s future. The $15 billion cost of this current stimulus is double the amount expected when the bill was passed in late 2008. We’ll keep you posted! Let me know your thoughts on this topic. You can email me or follow us on Twitter, Facebook or Linked In. Stay safe and be blessed!

Is The House Going to Extend $8000 Tax Credit?

Thursday, October 8th, 2009

There has been much talk about extending or even raising the First Time Home Buyer Tax Credit for months now. Back in June Senator Johnny Isakson, a Georgia Republican, introduced a bill that would increase the tax credit to $15,000 and remove income and other restrictions on who can qualify.

The legislation, co-sponsored by Senate Banking Committee Chairman Christopher Dodd, a Connecticut Democrat, would extend the homebuyer credit to multifamily properties used as the borrower’s primary residence. It would also eliminate income caps of $75,000 and $150,000 on individuals and couples seeking to claim the credit.

Isakson’s bill would make the credit available to all borrowers, not only borrowers who haven’t owned a home in the previous three years as is the case under current law. It would also let borrowers divide the credit over two years.

More recently, House Speaker Nancy Pelosi said lawmakers might extend an $8,000 tax credit for first-time homebuyers that is set to expire Dec. 1. Pelosi says extending the tax credit for homebuyers is “under consideration.” Weather is will increase to $15,000 is still up for debate. Click here to read more.

While talk is good, it is just that: talk. If you have any desire to take advantage of the $8000 tax credit, I’ve said it before, get off the fence now. There is no guarantee that the tax credit will be raised or even extended and you need to move NOW to reach the deadline.

Drew Sineath & Associates has several move in ready homes that can close before the Nov. 30th deadline. We also have two full-time buyers agents dedicated to helping you find the perfect home and make that deadline.

To My Loving Wife: Happy 12th Anniversary April!

Friday, October 2nd, 2009

I wanted to take the time today to thank my lovely wife, April Sineath, for everything that she does. We will be celebrating our 12 anniversary October 4th! April and I have known each other since we were seven years old. She was a cheerleader for my football team, the pee wee Redskins! We were middle school classmates. A mutual friend, Debbie Hawkins Chavis, brought April and I back together during our college years! And the rest they say is HISTORY!

Through the years we have had some great times! We have been to Disney World twice, once for New Years! We’ve seen Cozumel, Mexico by boat and through air as we have taken a cruise and spent our honeymoon on site at the El Cozumeleno Beach Resort. The mexican hat dance was awesome. But that tequila out of the baby bottle was not! Oh yeah, don’t ever do a Kalua mixed with tequila shot! Especially on a boat. You get the idea! It wasn’t pretty!

April is my best friend and keeps me in line by being my most staunch critic. She is blessed with a wonderful servant’s heart and proves this everyday! She does so much that I don’t have the space or the time to grocery list every item! I recently completed my first ever Olympic distance triathlon on Kiawah. I spent months training for this event. I could have never done this event without her support. She has sacrificed everything for me! I owe her tremendously. I write this blog not because she has continually sacrificed for me but because she is the one that is behind the scenes. She is the one that goes unnoticed! But she is truly the woman behind the man. She is my rock. So thanks so much April for all that you do and all that you are. You glorify God everyday with your life! Our girls have a wonderful role model! I am so thankful to call you my wife. HAPPY ANNIVERSARY! I can’t wait to spend the next 12 years!
