GOOSE CREEK PRIMARY FESTIVAL

Hello to all of you folks that came out to the Goose Creek Primary fall festival this weekend. The skies looked gloomy in the morning but what a beautiful afternoon it turned out to be! The sun was out by noon and the place was filled with folks enjoying all of the many activities. The school puts on the festival each year to give the kids the opportunity to enjoy a fair-like environment for free.

The folks at the school did a wonderful job setting up inside. They were well prepared for all types of weather. We really enjoyed getting out and meeting the parents and grandparents along with some great kids. We held a raffle for 3 great door prizes and gave away the rest of our awesome groceries bags that we had at our fall festival. I must brag a little. We had the best giveaway bag at the event. We had folks coming to our booth to get a bag.

Thanks to the nice ladies at the school who invited us to take part in this great event. I hope they will have us back next year. We are looking to do more events like this one. GOOSE CREEK PRIMARY FESTIVAL

Hey Gang:

We are heading over to Goose Creek Primary School tomorrow for a fall festival event from 10-1 pm. If you are out that way (near Goose Creek High School) stop by!

We have had a great week again with several listing appointments, new listings and offers. The median price seems to be dropping a little bit but sellers are starting to get more aware of how to price their homes. We have had to suggest to some sellers to hold tight.  This isn’t a market to over price a listing.

We are seeing a good amount of incoming traffic from different resources such as the military. We have 23 residential listings and 13 vacant land listings which we will be showcasing at the event tomorrow. Drew Sineath & Associates will have a booth set-up with some great prizes to hand out and candy for the kids. This will be our second event outside of our annual Fall Festival. I am looking forward to working more of these types of events.

To date we have sold almost $7,000,000 worth of real estate in 2008. With a few more key closings, we hope to go over the $9,000,000 mark. This is a testament to the hard work of each one of my teammates. Each transaction has come with its share of ups and downs. But each member has maintained their focus to get the job done.

We are looking to expand in 2009 to include a few more members of the team. Stay tuned as we announce some great new aspects of Drew Sineath & Associates.

Make sure to visit the website often for updates on listings. Now you can also sign up for a new service that will email you listings automatically from our mls. You can sign up by going to the front page of our website and clicking on the Automated Email Listing Service link. Once on the sign up page just fill in the blanks with your desired search criteria. A member of my team will then input the information into the system. It is a great way for sellers to keep up with what is going on in their neighborhood. It also keeps buyers informed on what is for sale in their desired area.

Our Current Real Estate Market

Hello Friends:

No I am not John McCain, but I did speak about him in my last blog. I hope you read it. I do congratulate Barak Obama but it will be a while before I call him President Obama. That will come with time. I don’t harbor resentment. I just think he is a little more sly than the 52% of other American’s who voted for him.

But enough about politics. Let’s talk about real estate. Now that this darn election is over America can get back to normal. We had a slow August but a steady September. And while closings were down we had two of our best listings month — listing over $1.3 million in each month. We have some great listings in Goose Creek but have expanded our scope. Drew Sineath & Associates took listings in West Ashley, Summerville among other areas.

To date I am the top rated general brokerage team in Berkeley County and the 2nd ranked general brokerage agent in Goose Creek, trailing only a general broker that lists bank repossessions. We are ranked in the top 15% of all brokerage firms in the multiple list services, competing with over 550 companies. We rank in the top eight percent in Goose Creek.

Our list price to sales price ratio is an outstanding 99.85%! This means that we are selling our listings at close to full asking price almost 100% of the time. This is above the market average of 95% which is up from 90%. We field questions all of the time about our current market. Yes, we are off last years numbers by 33%. But oddly enough several price ranges are below this overall average. Both $0-$99,999 and $100,000-$149,999 are below this average while $450,000-$499,999 is only off 31% and $600,000-$699,999 is off only 28%.

So despite what some people think, Americans are buying homes. Banks are making loans. And, yes, the world hasn’t come to an end. It is a buyers market but our listing inventory is down to just over 11,500 homes. This is down from over 13,000 eariler this year.

We are excited and pleased to announce that we just received a wonderful referral contract. This contract is going to be a great way to expand our coverage in the Charleston market. We have already had listing appointments in James Island, West Ashley and calls from Mount Pleasant.

We are working on a lot of other wonderful projects. Please be sure to check back in for more details. One of the latest upgrades to our website now allows for agents throughout the US to sign up to become one of our referral agent partners. Customers can also sign up to receive automated listings by email once they have given us their search parameters. This is great for folks who are considering listing in the future or who know which neighborhood they would eventually like to live in.

Election 2008

Hello Friends. This time I’m getting personal!

I might be stepping out but I can’t help it. This has been the biggest election in my lifetime! I am a staunch conservative for those of you that don’t know me well. I believe in keeping my promises. I believe you should live like someone is always watching. This is why I believe in John McCain so much. While no one was watching while he was in a prison camp in Vietnam he did the right thing. He could have easily asked for an early release. He didn’t. And while some say this doesn’t automatically qualify you to be the president of the United States, it does show tremendous character.

Barak Obama has shown me nothing! He couldn’t serve this country for one day in a prison camp! He came from a troubled childhood after his father left home. He made some poor decisions while in college and even greater ones after. He associates with known terrorists and sits in a church for 20 years with a pastor that spews hatred — hatred for America.

There is no way this election should be close. But unfornately Americans get fed a lot of misinformation through the mainstream media — who has been anything but mainstream during this election. As a former jounalist, I am disgusted by the media. NBC, CBNC, MSNBC, CBS and ABC have jumped on the Obama bandwagon and stopped reporting the news objectively. The newspapers are even worse. It’s no wonder that Americans have low approval rating of our current president. The media is continuously feeding us negative stories.

As I sit here today after casting my vote, I just pray that Americans won’t let me down. It’s the minority in this country that is trying to take over from the majority.  I believe that the majority of Americans believe in God and are looking for revival. I believe that most Americans want God to be left in schools and on our money but yet its the minority that is trying to take that away. And a vote for Obama is one step closer to that happening. But I have faith in America. I still believe that Americans want a leader that is fair, honest, truthful and walks the walk.

So I don’t care if I am stepping out here. At least you know where I stand. I have friends and family that may vote for Obama. And yes, I will still love them. However, I will be greatly disappointment. He is not the right leader for this country.
