The total number of listings on the market decreased at the beginning of 2010 compared to 2009 by almost 14% brining our total inventory down to close to a 12-month supply. A balanced market only has a 5-6 month supply of homes available. And while we are clearly still in a “buyers market” the inventory numbers are starting to reflect a more balanced picture in the market.  Affordable home prices, low interest rates and the first-time home buyers tax credit has all helped reduce supply. We are actually starting to see dual offers being made on several of our listings!

We are looking to possibly move our event schedule around for 2010. Originally we planned to attend the Flowertown Festival in March and do our HomeBuyer Workshop in May. The Charleston, SC region finished 2009 with 8,736 sales—up 1.0 percent from 2008. Supply was a different story in 2009 as the 19,111 new listings represented a drop of 3.1 percent from 2008. Strong sales and falling supply have helped bring the Months Supply of Inventory down to 12.8, a decline of 13.6 percent from a year ago and a sign that the market is moving slowly back towards equilibrium.

Drew Sineath & Associates Kicks Off 2010 with a Bang

We had a fabulous 2009 with over 63 transaction sides closed for over $11 million in sales. This concluded my best year in the business. We had a very successful 3rd Annual Fall Festival with over 1,400 attendees, raising over 1,100 pounds of food and $400 in cash for the Helping Hands of Goose Creek. We added a new buyer’s representative, Andrea Parler, over the summer. We also administered our first ever Home Buyer Seminar. We had 29 attendees. Of the 29 attendees, three of these buyers have already purchased a home!

We have set the bar high for 2010. We are setting a goal of over 90 transaction sides closed for over $16 million. We will once again host our annual Fall Festival, October 23, 2010. We will also administer a Home Buyer Seminar, May 8, in connection with Family Services at the Goose Creek Recreation Center. We have also planned outdoor events starting this week. Drew Sineath & Associates will be attending the annual Flowertown Festival in Summerville for the first time this year. The event is in March this year for the first time, running from March 26-28. Come by our booth for some great door prizes and activities! Our final event before the Fall Festival will be the final Charleston Sprint Triathlon Series race in August. Seven Signs that Charleston SC is Still Thriving

Tuesday, December 22nd, 2009

In the current Charleston Regional Business Journal’s article, “Deals of the Year” seven clear signs that signify a striving, thriving Charleston, SC are examined.

  1. Boeing’s decision to assemble Dreamliners in North Charleston launched the Lowcountry in the global business’s radar as the next-generation world class aerospace hub and create 4,000 jobs for the area. Boeing also bought Vought, the Dreamliner fuselage assembly plant in North Charleston, SC bringing this key supplier back in the Lowcountry.   
  2. The State Ports Authority (SPA) manages to keep the world’s largest shipping line, Maersk, on board and calling on Charleston, SC until at least 2014. Along with this came the announcement, TBC Corp, the parent company of Tire Kingdom and other retail stores, to build a logistics center in the rural Jedburg and Carnival Cruise Lines announced it will begin offering cruises from Charleston. The SPA will be resigning the downtown Union Pier Cruise Terminal.
  3. The Clemson University Restoration Institute in North Charleston was awarded a $45 million grant from the U.S. Department of Energy combined with $53 million matching funds to build a test facility for the “next generation” of wind turbines at the former Navy Base. This could make the Lowcountry a magnet for wind energy manufacturing jobs and allow Clemson University to offer its engineers the chance to do cutting-edge research.
  4. SPA Signs Contract with New Chief Executive, Jim Newsome. Newsome has excellent international shipping credentials to help raise the Port of Charleston’s standing on the East Coast.
  5. Congress approved the American Recovery and Reinvestment Act which funded a wide variety of projects that have helped local firms keep working, such as re-roofing of public housing and construction projects at the state’s military installations. It also directed $700 million to help SC state government, most of it for schools.
  6. State Treasurer Converse Chellis pleads with State Budget and Control Board to support a $9.2 million loan to fix the 65 year old USS Laffey. The World War II ship nicknamed, “The Ship that Would Not Die” was in serious danger of sinking. The ship rest at Patriots Point, a huge tourist and revenue generator for the Lowcountry.
  7. The Hollings Cancer Center received NCI designation from the National Cancer Institute along with $7.37 million to Hollings and MUSC. That amount is expected to spur an additional $20 million in research funding in the next five years. The recognition means Hollings can attract top researchers, who bring with them cutting-edge technology, clinical trials, and ideas.

The Lowcountry is making great stride in technological, industrial, and environmental innovation.   It has always been a great place to live and these seven “deals” made this year will only aid to the growth and economical recovery to the place we all love to call home.

Drew Sineath’s Update on the Charleston and Goose Creek SC Real Estate Market

We are seeing some great recovery signs in the real estate market. Nationwide, we saw an increase in home sales in October that we haven’t seen in several years. Some analyst are anxious to see if the market can stand on its own once the current $8,000 first-time buyer tax credit expires in June, 2010. Hopefully by then, we will continue to see job loss continuing to slow. The most recent report saw job loss decrease.

In Charleston, SC the area received some great news when Boeing announced a move that will initially create over 3,000 new jobs. We look forward to working with Boeing and its employees as they look to find homes in our great city.

According to multiple listings data, there have been 8,544 sales in 2009. This is only a difference of 14% from 2008, which is an increase from 33 % during the middle of 2009. We have seen some great activity in the months of October and November. At Drew Sineath & Associates, we closed 15 transactions in two months. Thanks to our wonderful clients and to all of those folks who have referred us business!

The average day on market for residential sales is only 103 days, while the average sales price is $229,647. Sales on homes selling under $100,000 is up over 12% in 2009 compared to 2008. We are also seeing overall inventory come down. With over 16 months of inventory on the market, just over 10,600 units, the absorption rate is lower now than this time last year. We saw a 19-month inventory of homes in December 2008. The seller is receiving on average 95% of their list price!

In Goose Creek, SC sales between $300,000-349,999 are up 44% in 2009! We are carrying almost exactly the same number of homes on the market now (617) as we did in December 2008 (616). How amazing is that! Sellers in Goose Creek are receiving 98% of their list price. The inventory is down to nine months in the areas of Goose Creek, SC according to stats pulled from MLS.

So don’t wait! If you are a buyer looking to buy – do it before prices and rates go up. Plus, you can receive an $8,000 tax credit through the middle part of the year if you are a first-time buyer.  A buyer must be under contract no later than April 30, 2010 and close by June 30, 2010. Click here for more details.

Mortgage Information for Charleston SC Real Estate

If you thinking about buying a home, Drew Sineath & Associates would like to assist you in your purchase. The first step in buying a home is getting pre qualified for a loan. There are four types of financing available to home buyers in Charleston SC: VA, FHA, Conventional, and USDA.

VA financing is available only to eligible Veterans. However, you do not have to be a Veteran to assume a VA loan. The benefits to using VA financing would be 100% financing meaning that there is no down payment required, the funding fee is less expensive that most mortgages, and it is usually easier to qualify for VA over some other types of financing. In today’s market the minimum credit score for VA is around 620 to 640. Click here to learn more about VA loans.

FHA financing is available to all home buyers, offers benefits of low down payments (min. 3.5%) and is a little easier to qualify for than Conventional financing. The minimum credit score for FHA is around 620 to 640. Click here to learn more about FHA guidelines.

Both VA and FHA have specific appraisal guidelines that are more strict than a Conventional loan.

Conventional financingis also available to all home buyers. Generally the mortgage insurance is less expensive than on FHA, however, with similar down payments (min. 5%), the guidelines to qualify for Conventional financing are more rigid. The guidelines for qualification do become less rigid with 10% or more down payments. The minimum credit score for a Conventional loan is 700.

Buyers with 20% or more down payments for Conventional loans will not be required to purchase mortgage insurance (PMI). For these buyers, conventional is almost always beneficial due to this savings.

USDA loans stand alone as the only zero money down program available to borrowers that have not served in the military. Eligible borrowers will be hard pressed to find a loan program that offers more favorable terms. USDA allows up to 102% financing but there are income limitations. Click here to see if your income qualifies.With USDA loans, not only do the borrowers have to qualify, but the homes must qualify as well. Homes have to be in what is considered as a “Rural Area”. $8,000 tax credit extension approved past 2009

The “Worker, Homeownership and Business Assistance Act of 2009” was signed into law on November 6, 2009, extending the first-time homebuyer tax credit.

Bill HR 3548 now allows first-time buyers to claim up to $8,000 for single or married taxpayers filing jointly if they close on the purchase by midnight June 30, 2010. The buyers must be under contract no later than April 30, 2010.

The bill also allows current home owners (or move-up buyers) to take advantage of receiving a $6,500 tax credit if they have lived in their home for the last five out of eight years.  This addition to the bill could help stimulate the housing market tremendously and yet still keep overall home prices down, most economists are predicting.

Some of the other changes to the bill include income limits which have increased up to $125,000 annual income for single or $225,000 for taxpayers filing jointly. Is The House Going to Extend $8000 Tax Credit?

There has been much talk about extending or even raising the First Time Home Buyer Tax Credit for months now. Back in June Senator Johnny Isakson, a Georgia Republican, introduced a bill that would increase the tax credit to $15,000 and remove income and other restrictions on who can qualify.

The legislation, co-sponsored by Senate Banking Committee Chairman Christopher Dodd, a Connecticut Democrat, would extend the homebuyer credit to multifamily properties used as the borrower’s primary residence. It would also eliminate income caps of $75,000 and $150,000 on individuals and couples seeking to claim the credit.

Isakson’s bill would make the credit available to all borrowers, not only borrowers who haven’t owned a home in the previous three years as is the case under current law. It would also let borrowers divide the credit over two years.

More recently, House Speaker Nancy Pelosi said lawmakers might extend an $8,000 tax credit for first-time homebuyers that is set to expire Dec. 1. Pelosi says extending the tax credit for homebuyers is “under consideration.” Weather is will increase to $15,000 is still up for debate. Click here to read more.

While talk is good, it is just that: talk. If you have any desire to take advantage of the $8000 tax credit, I’ve said it before, get off the fence now. There is no guarantee that the tax credit will be raised or even extended and you need to move NOW to reach the deadline.
